I checked 6 new condos in Kihei.
Wow, prices are going up quick!
One of the complex I visited was Kihei Villages.
"Kihei Villages". Unit 51-104.
This unit was listed $268,500.
I just have made CMA (Comparative Market Analysis) of Kihei Villages for my buyer clients in October. Most units were sold around $200,000. some $190,-. at that point in the same complex. Mid October. (Very glad that my clients made a good decision then!)
Prices have gone up $30,000-$50,000 in a couple of month?! Well, every unit is different and can not define as "Kihei Villages", but still... There are no more units listed under $200,-.
That unit #51-101 was well upgraded, so probably have not much space for price negotiation.

Back to today's Kihei open houses.
My favorite unit today was at Menehune Shores #502.
Menehune Shores #502. 2bed, 2bath, $525,000.
Nicely remodeled. Some part of wall was demolished and have more space in living area. Owner has been living in this unit, so have not vacation rented for a while. That does not mean YOU can not vacation rent it! This will be heavily booked VR room if you only want to enjoy this ocean front Maui condo for your vacation.
There is the best Indian Food restaurant "Monsoon India" within this Menehune Shores.
This last picture is a freezer as a night stand! Brilliant idea so you can lay on your bed and enjoy ice cream or ice cold beer! (is not included in the house price)

OK，今天我要介绍Menehune Shores #502. 2bed, 2bath, $525,000。
改修了真漂亮。客厅比较大。去了你在毛伊岛度假期间以外你可以度假租赁别人。
下楼有印度咖喱餐厅。非常好吃。
最后一张是冰箱。你可以在床吃冰淇淋或者喝啤酒。（价格不包括这个）アロハ！
今回は６つのオープンハウスを廻ってきました。
コンドの価格が急速に上がっていてびっくりします。
今回見たキヘイビレッジの中の一つの売りユニット。＃５１−１０４、２ベッドルーム、1.5バスルーム、$268,500。前回私がクライアントさんのために１０月中旬に市場調査した時は、“Kihei Villages”の別のユニットはほぼ$200,000くらいで売られていました。それ以下の売値もたくさんありました。（その頃にクライアントさんがよい決断をしてくださって、とてもうれしいです！）
たった２−３ヶ月で＄30,000-＄50,000も上がったのでしょうか？同じ”キヘイビレッジ”と言っても、ピンからキリまであって、一口では言えませんが。今回の売り物件はきれいにリモデルされていて、中でもかなり良い方のユニットですから、あまり大幅な価格交渉は無理かもしれないとも思います。今では同じコンドミニアム内の売り物件の中でも$200,000以下はありません。
先月までにマウイでコンドを買わなかった人たちはいったいいつ買えるんでしょうか？
さて、今日のおすすめ物件は、Menehune Shores （メネフネショアーズ）#502. 2bed, 2bath, $525,000
きれいにリモデルされていていました。壁の一部があけられて、リビングが広くなっていました。オーシャンビューで、バケーションレンタルとして使われておらず、きれいにオーナーさんが住んでいた様子が分かりました。
だからといって、バケーションレンタルできない訳ではないんです。もしマウイには休暇でしか来れない場合は、その他の時期にはバケーションレンタルをして、＄がまわります。
それから何と言ってもモンスーンカフェと言うインド料理屋さんが一階に入ってます。かなり魅力的！ とっても美味しいですよ。
この最後の写真はなんとフリーザーをベッドサイドスタンドとして使っていました。おしゃれに装飾してありました。ベッドでアイスクリームやビールが楽しめそうです。（これは価格のうちに含まれておりません）
